August 2026 Monmouth & Ocean County Market Update

Happy August! I hope you've been enjoying your summer. August always seems to arrive way too fast, but there's still plenty of summer left — just a few more weeks before everyone starts pretending they're ready for fall. As always, thank you for your continued trust, support, and referrals. It truly means so much to stay connected with you month after month.

In Monmouth County, single-family homes had a strong July compared to last year. Closed sales rose more than 9%, increasing from 498 homes to 545 homes. Prices also continued to climb, with the average sale price reaching $1,028,949, a 13.21% increase year over year. The median sale price rose to $816,000, up 5.30%, and sellers received an average of 102% of their original list price. Homes moved at the same pace as last July, averaging 29 days on market.

In Ocean County, the single-family market followed a similar pattern. Closed sales increased nearly 6%, rising from 504 homes to 533 homes, while the average sale price climbed to $785,860. The median sale price also increased to $634,999, up 5.83% from last year. Sellers received an average of 101% of their original list price, and homes averaged 35 days on market, the same as July 2025. Inventory also increased slightly, giving buyers a few more options while still keeping the market competitive.

Condominiums were a bit more mixed across both counties. In Monmouth County, condo sales were down compared to last July, but sellers still received 100% of their original list price on average, and condos moved much faster, with average days on market dropping from 39 days to 27 days. In Ocean County, condo sales increased, and both average and median prices moved higher. Inventory also rose, giving buyers more choices, though condos took a little longer to sell than they did last year.

What stands out most is that the market is still very active, especially for single-family homes. Buyers continue to respond quickly to well-priced homes, and sellers are seeing strong results when their homes are positioned correctly from the start. For buyers, the slight increase in inventory in some areas may open up a few more opportunities, but the most desirable homes are still moving quickly. As always, success comes down to preparation, pricing, and having a clear strategy.
