A very happy Father’s Day to all the dads! I hope you and your family are enjoying the start of summer. This is such a special time of year at the Jersey Shore, with longer days, graduations, and plenty of reasons to gather with the people you love. Monmouth & Ocean County Market Update
The May 2026 market numbers show that our local real estate market is still moving, but it continues to require a thoughtful strategy.
In Monmouth County, single-family closed sales were down compared to last year, but prices continued to rise. The average sale price increased to $1,060,503, and the median sale price rose to $848,200, which is more than an 11% increase year over year. Homes also moved a little faster, averaging 30 days on market, and sellers received about 100% of their original list price. That tells us that well-prepared, well-priced homes are still getting strong attention.
In Ocean County, single-family homes followed a similar pattern. Closed sales were slightly lower than last May, but both average and median prices increased, with the median sale price reaching $626,250. Inventory also rose a bit, giving buyers more options than they had last year, while homes still sold faster on average.
For condominiums, the picture was more mixed. Monmouth County condo sales were nearly even with last year, with inventory increasing and days on market dropping significantly, though both average and median sale prices softened. In Ocean County, condo sales slowed more noticeably, but pricing remained strong, with both average and median sale prices moving higher.
The biggest takeaway this month is that the market is not moving in just one direction. Some areas are seeing fewer sales, some are seeing more inventory, and prices are still holding strong in many segments.
For sellers, this means pricing and presentation matter more than ever. For buyers, it means there may be more opportunity in certain areas, but desirable homes are still competitive. Whether you are thinking about making a move now or simply watching the market, having the right guidance makes all the difference.

Homes for Heroes is a national program dedicated to providing real rebates and discounts to public workforce heroes when they buy, sell, or refinance a home. Homes for Heroes was organized shortly following the tragic events of 9/11/2001 by a group of seasoned REALTORS® who wanted a way to say “Thank You” to the brave men and women who serve our nation and its communities.
Who qualifies as a local hero?
Qualifying heroes include, but are not limited to, current and former firefighters, paramedics, EMTs, law enforcement, and all other first responders. All ranks of active military, reserves, and veterans of the U.S. Army, Navy, Air Force, Marine Corps, and Coast Guard qualify. Nurses, doctors, and other healthcare professionals also qualify, along with Pre-K, elementary, secondary, and post-secondary educators, teachers, professors, and education administrative staff.
