I hope you enjoyed America’s 250th celebrations. July is such a special time at the Jersey Shore, with summer in full swing and so many things to do. As always, thank you for your continued trust, support, and referrals. It truly means so much to stay connected with you month after month.

Monmouth & Ocean County Market Update
The June 2026 market numbers show that our local real estate market stayed active heading into summer, with stronger sales activity and continued price growth across much of Monmouth and Ocean Counties.

In Monmouth County, the single-family market had a strong month. Closed sales rose to 516, up more than 7% from last year, while the average sale price climbed to $1,148,029. The median sale price reached $850,000, an 8.3% increase year over year. Homes also sold a bit faster, averaging 26 days on market, and sellers received an average of 102% of their original list price. Even with inventory staying nearly flat, demand remained healthy for well-prepared homes.

Ocean County also posted a solid month for single-family homes. Closed sales increased more than 11%, and the average sale price rose to $852,805. The median sale price came in at $625,000, up 4.2% over last year. Homes sold a little faster than they did a year ago, averaging 32 days on market, while inventory increased modestly, giving buyers slightly more opportunity without dramatically shifting the balance of the market.

The condominium market showed a more varied picture. In Monmouth County, condo sales increased more than 13%, with the median sale price rising to $545,000, up 5.8% year over year. In Ocean County, condo sales were lower than last June, but prices moved sharply higher, with the median sale price reaching $455,000, a 19.1% increase. Inventory increased in both counties, especially in Ocean, which may create added opportunity for buyers looking for a low-maintenance lifestyle near the Shore.

The big takeaway this month is that the market continues to reward preparation, pricing strategy, and timing. Sales activity picked up, prices remained strong, and many well-positioned homes continued to attract serious buyer attention. For sellers, this is a reminder that strong presentation and the right pricing strategy still matter. For buyers, increased inventory in certain segments may offer more options, but desirable homes are still moving quickly. Whether you are planning a move now or simply keeping an eye on the market, having the right guidance makes all the difference.
