I hope you and your family are enjoying a beautiful start to spring! As the spring housing market begins to heat up, we’re seeing a notable shift in our local market.
Monmouth & Ocean County Market Update
In Monmouth County, single-family homes continue to show incredible resilience. The median sales price has climbed to $809,000, an 8% increase over last year. While inventory is beginning to build, giving buyers a few more options than we saw during the winter, the pace remains fast, with homes going under contract in an average of just 42 days.
In Ocean County, the market is following a similar upward trend. Median home prices reached $582,000 this past month. We’ve also seen an 3% increase in new listings, which is a welcome sight for anyone who has been waiting for the right property to hit the market.
Condominiums across both counties remain a strong segment, with median prices holding steady around $415,000, combined. While the volume of transactions has softened slightly, well-maintained units in prime locations are still attracting significant interest.
It’s a market in transition, and the biggest takeaway right now is that conditions are shifting. We’re moving away from the frenzy and toward a more balanced environment.
There are no winners or losers in this shift. There is simply change. Success in this market requires a solid strategy. For sellers, it’s all about pricing correctly from day one to capture momentum. For buyers, it’s about finding the right balance and staying within budget as inventory increases.

Betsy Helps Local Heroes With Their Real Estate Transactions
Homes for Heroes is a national program dedicated to providing real rebates and discounts to public workforce heroes when they buy, sell, or refinance a home. Homes for Heroes was organized shortly following the tragic events of 9/11/2001 by a group of seasoned REALTORS® who wanted a way to say “Thank You” to the brave men and women who serve our nation and its communities.
Who qualifies as a local hero?
Qualifying heroes include, but are not limited to, current and former firefighters, paramedics, EMTs, law enforcement, and all other first responders. All ranks of active military, reserves, and veterans of the U.S. Army, Navy, Air Force, Marine Corps, and Coast Guard qualify. Nurses, doctors, and other healthcare professionals also qualify, along with Pre-K, elementary, secondary, and post-secondary educators, teachers, professors, and education administrative staff.
